We can help you search for apartments, houses, retail spaces, offices, warehouses, workspaces, and land for rent.
Available properties may be limited depending on your preferred location, intended use, budget, and application conditions.
We mainly support property searches in Tokyo and the surrounding metropolitan area, including parts of Kanagawa, Chiba, and Saitama.
Availability depends on the property type and location. Please submit your preferred conditions through our inquiry form.
In Japan, buildings that received building confirmation on or after June 1, 1981, are generally subject to the New Seismic Standards. Buildings that received building confirmation before that date are commonly referred to as buildings constructed under the Old Seismic Standards.
The New Seismic Standards are based on the principle that buildings should generally avoid significant damage in moderate earthquakes and should not collapse in severe earthquakes, with the primary aim of protecting human life.
However, a building constructed under the Old Seismic Standards is not necessarily unsafe, as it may have undergone a seismic assessment or seismic retrofitting. Similarly, the New Seismic Standards do not guarantee that a building will suffer no damage during an earthquake.
The applicable standard cannot always be determined accurately from the building’s age or completion date alone. If this is important to you, we will check the building confirmation date, any available seismic assessment or retrofitting history, and other available property documents. The information that can be confirmed varies by property.
Yes. The 5080.jp website and inquiry forms are available in Japanese, English, and Traditional Chinese.
However, documents prepared by landlords or property management companies, including contracts and explanations of important matters, may only be available in Japanese. We will provide guidance within the scope of our service so that you can review the conditions carefully.
Yes. You may begin your property search before arriving in Japan. Depending on the property, we may be able to arrange a viewing by our staff or provide photographs and videos.
Whether an overseas application is accepted and whether you must be present in Japan for the contract will depend on the property.
You can begin by entering your preferred conditions in the 5080.jp inquiry form. If you have already found a property you are interested in, you can also upload and submit the property details, URL, images, or other relevant information through the form.
You may also contact us directly through LINE or WhatsApp.
Our staff will review your preferred conditions and any property information you submit, and then introduce suitable properties or related alternatives. Once you decide which property you would like to apply for, we will ask you to provide the personal information required for screening and the contract process.
Eligibility and Rental Conditions
Some properties allow applicants to use a rent guarantor company instead of providing an individual guarantor.
The guarantor company’s fees, conditions, and screening criteria vary by property. A guarantor company may still require an emergency contact or an additional guarantor in Japan or overseas.
Some properties accept applications from students, international students, working-holiday visa holders, and people who are about to start a new job.
The landlord or guarantor company may review your residence status, permitted period of stay, school or employer, income, and savings. Acceptance cannot be guaranteed for every property.
You may begin searching for a property before obtaining a Japanese phone number or emergency contact.
However, these details may be required before the application or contract is completed. Please tell us whether and when you expect to obtain a Japanese number or emergency contact.
Yes, provided that the property permits occupancy by couples, families, or roommates.
Some properties are restricted to one person or do not accept unrelated roommates. Everyone who will actually live in the property must be declared accurately during the application.
Yes. We can search for properties that permit or may consider pets.
Restrictions may apply to the type, number, breed, or size of animals. Additional deposits, cleaning charges, or other special conditions may also apply.
Yes. We can include properties that require no security deposit, no key money, or neither a security deposit nor key money. Other costs may still be required, such as guarantor company fees, insurance, lock replacement fees, or cleaning charges.
Initial Costs and Brokerage Fees
Depending on the property, initial costs may include a security deposit, key money, advance rent, prorated rent, management fees, guarantor company fees, insurance, lock replacement fees, cleaning charges, and a brokerage fee.
We will provide the available cost information before you submit an application or proceed with the contract.
For residential rental properties, the brokerage fee is 50% of one month’s rent, including tax.
For commercial rental properties, including retail and office spaces, the brokerage fee is 80% of one month’s rent, including tax.
Any special conditions relating to a particular property or contract will be explained before the application or contract.
The payment deadline is determined by the landlord or property management company. Payment is generally required after approval and before the contract begins or the keys are released.

Installment availability depends on the landlord, property management company, guarantor company, and payment service.

Viewings, Applications, and Contracts
A property generally cannot be reserved through a verbal request alone. Your position is usually confirmed only after the required application form and information have been accepted by the property management company.
Popular properties may stop accepting applications quickly.
Yes, if permitted by the landlord or property management company. We may also be able to arrange a viewing by our staff or provide photographs and videos.
When renting without seeing the property in person, the room size, noise level, sunlight, neighborhood, and condition of the equipment may differ from your expectations.
In most cases, an interior viewing is unavailable until the current tenant has moved out.
Some properties accept applications based on floor plans, photographs, and previously available property information before the room becomes vacant. Another applicant may apply while you are waiting for a viewing.

You may be asked to provide your name, date of birth, current address, telephone number, employer or school, income, reason for moving, co-occupants, and emergency contact.

Yes, if the property accepts corporate contracts.
Documents may include the company registration certificate, company profile, financial statements, identification for the representative, and information about the actual occupants. Newly established or overseas companies may be asked to provide additional documents or a personal guarantee.

Even before the rental contract is signed, the handling of application deposits, arranged services, and transfer fees depends on the property and the stage of the procedure. After signing, cancellation or termination must follow the contract conditions.
This depends on the property. For an immediately available property, the landlord may require rent to begin earlier than your preferred move-in date.
A vacant property cannot always be held free of charge. We will confirm the available move-in date and rent commencement date before the application.
The contract period varies by property. Some properties use an ordinary lease that may be renewed, while others use a fixed-term lease that generally ends when the agreed period expires.
Please review the contract period, renewal conditions, renewal fees, and required notice period in the contract documents.
Some properties accept a handwritten signature or electronic contract. Other properties may require a personal seal or a seal-registration certificate.

In principle, you may not enter the property or move belongings into it before the contract begins.

These charges are normally paid separately by the tenant according to usage.

Allowing an undeclared person to live there may violate the contract. The new occupant’s information and documents may be required for approval.

New companies, sole proprietors, and overseas companies may be asked for additional documents or a personal guarantee.
